As you probably have read, we like to keep you up-to-date with things in the Spanish Property market. 2007 was not a good year for a lot of agents and many have fallen by the wayside in the flat property sales market.

As we start 2008 there are signs for optimism as AMLA, The MLS dealing with Spanish property for sale has announced record visitors for the first two weeks of the year.

Costa Blanca Property and especially Moraira property and Javea property have shown double-digit increases in visitors.

The proff of the pudding though is whether these visitors or ‘browsers will turn into buyers. It was confidence in the global mortgage market that made purchasers wary in the second half of 2007. Many came to look but left without purchasing. With interest rates in both the USA and possibly UK on the decline there may now be confidence returning to investors looking to cash in on purchases at the perveived ‘bottom’ of the market cycle.

The holiday industry in Spain provides the majority of income to the coastal areas of the Costa Blanca, Costa del Sol etc. A good chunk of this goes to private villa owners who rent their properties to holiday makers through the summer months

Spain Rentals are big business. So its no surprise that the Estate Agent Association AMLA is getting in on the act. The Spanish Property MLS is set to launch a sub domain for villa rentals Spain. The site differs from most because it has the ability for property Agents and Owners to market their holiday vill using video as well as the normal photo layout.

AMLA, who recently also launched their community & property forum and video sub-domains intends to market heavily to attract Costa Blanca villas owners and Costa del Sol Properties where video production facilities are available at low rates,

AMLASpain, The Spanish Property MLS, has said that its goal for 2008 is to achieve authority status on google for Spanish Property. Having added in the last two months a Spanish Property Forum & Community forum, Video facilities for property marketing, a sub-domain for holiday & villa rentals in Spain AMLA believes it has put all the ‘cards in a row’ to achieve its aims.

‘In association with the Spanish language site AMLACasas  we hope to attract an ever-increasing share of the domestic market towards Multiple Listing. Future goals then include launching a property MLS in the UK for the UK domestic property market. We can undercut the advertisers like Rightmove by 75% and offer back-office software to boot. I think we will find customers..

Social networking is all about bringing people together….Facebook, Myspace etc have all been valued recently with huge sums being bantered about in the multi-millions. Just like the purchase of YouTube what is the valuation of these companies based on. With You tube it was fairly obvious. 100 millions viewers everyday is a pretty large audience for an advertising company to own….and whatever you think, thats all Google really is….an advertising company. They protect their market share with a ruthless disregard for competition even slapping the hands that feed them…..the website owners, if they dare try to share in a mythical value,(Pagerank) that Google in its wisdom has bestowed on them. What is value anyway if it does not act as a medium of exchange…no real value at all. Its like getting stranded on a desert island. All of a sudden a man from Google rows buy and chucks a gold bar onto the beach…..Your rich. There is a snag though. Yea the obvious one…and a month or so later you starve to death. Ah…but you died a rich man….said the Googleman at your funeral when they finally found your body and buried you.

I digress. I was making a point about social networking and their value to businesses that are not multi-mi..billion dollar advertising companies. Well if you cant beat them…so the saying goes….then create your own…..market that is.

They recently announced the launch of a community forum to attempt to bring local community services together with the future potential residents looking to buy property in Spain. Launch hot on the heels of a video site, a spanish language version and soon to be launched villa rental site, AMLA seem to be attempting to create a network of sites similar to a social network within the framework of a business driven entity…the Property MLS.

The AMLA Group who controls the Spanish Property MLS seems to be exploding! In the last few weeks the company has launched a Video site, a Spanish language version of its MLS - AMLA Casas, a Spanish Forum and now…if that wasn’t enough it is set to launch a site for holiday and villa rentals in Spain. The No.1 ranked site for Spanish Property seems to be going all out to corner the property market in Spain. Its use of a forum to bring the Ex-Pat community businesses together with the future residents will create the first social networking site in the Property Industry…An interesting concept combining the most popular type of searched site in the UK with property sales and rentals…..could be an interesting result…..lets watch and see! AMLA, The Spanish Property MLS has announced that it has introduced video dispay to its list of services. The company which recently launched AMLACasas, its Spanish language MLS for the domestic market hopes to encourage through its video site and forum  social networking between those people looking to move to Spain with the communities and services that already exist in the ex-pat communities.

AMLASpain which currently holds over 12000 examples of Costa Blanca Property and Costa del Sol Property in its database is beginning to compete in the domestic market as well for keywords like propiedades and pisos

Moraira, originally a small fishing enclave on the Eastern Med coast of Spain has  grown  in stature  over the past five years  and is now one of the most sought after areas for  UK  Buyers of Holiday homes and Investment Property.

One of the reasons that Moraira Property has become so exclusive is due to the planning restrictions in the Moraira Valley allowing properties in Moraira only to be built to a height of 4 storeys maximum. This means that villas for sale in Moraira are predominant over apartments.

The Moraira vally is also a lush of Greenery. An underground supply of water and further planning restrictions over the felling of pines means moraira properties are surrounded by greenery usually only found much further North

AMLA Spain, who operate the Property MLS to English speaking Agents and buyers of Spanish Property for the Costa’s of Spain and Islands is set to launch an all Spanish version of its MLS to the Spanish Domestic market under the domain AMLAcasas.com .

The AMLA MLS set up only a year ago is already beginning to dominate the search results for Costa Blanca Property & Costa del sol Property and property in the Costa Calida, Costa Brava and Costa Tropical aren’t far behind. The area where it was launched, the Costa Blanca now has results for nearly all the major resort keywords such as Alicante Property, Javea Property, Calpe Property, Benidorm, Moraira and Denia to name a few. The Balearic Islands of Mallorca and Menorca also have good exposure.

With the launch of its new look website at the beginning of October, the MLS site has achieved Page 1 status for more major keyword search terms than any other in the market and at half of the cost of its nearest rival advertising site, is beginning to attract members at an ever-increasing rate, especially at a time when markets are slow due to the Global worries over mortgage and credit issues.
The Association has a Code of Practice and says that it is trying to ‘raise the bar’ on perceived standards in the unregulated industry of Properties for sale in Spain. The owners of the MLS come from a US Real Estate background where exams are needed to hold a licence to sell Real Estate and conflict of interest is much reduced in the industry by the MLS

The amlacasas site will expand this growth across Spain taking on the major advertising sites such as Idealista before looking towards the UK market and the rest of Europe.
